Description 

I) Job Purpose

The role of Facilities Maintenance Technician I will perform support services to the vehicle maintenance department and building maintenance department in order to maintain asset value and provide a safe and clean working/living environment.

II) Essential Functions

A) Perform a minimum standard number of 1,500 documented work order request hours annually for support of the maintenance personnel who work on MHMRTC owned vehicles or in various facilities with no more than a 5% recall for incomplete or substandard work.

B) Communicate daily with Maintenance Managers on status of assigned work orders. Acknowledge direction written/verbal from all senior facility staff. Fully document all maintenance work that is completed at MHMRTC including a description of each completed task, time on the job, vendors used, and vendor invoice numbers with a 5% error rate per assigned work order. 

C) Work with office personnel daily to update status of assigned work orders in electronic work order system. Improve efficiencies within the Property Management Department by providing written suggestions for new and better methods of conducting business. Prioritize response to changing needs of program.

D) Act as general support for ordered parts pick ups, vehicle retrieval and delivery, support in maintaining vehicle appearances, assist with roadside service, distribution of ordered parts. Help load and off load vehicles as needed.

E) Exhibit cooperation and team with other Property Management Department staff. Work independently and perform job duties with limited supervision.

G) Performs other job duties or responsibilities as requested or assigned.

III) Knowledge of Laws, Regulations, Policies/Procedures, Skills, and Abilities

A) Complete all agency required training as indicated by immediate supervisor within 60 days of employment; maintain annually thereafter as identified in the agency Learning Management system and by immediate supervisor.

B) Position must demonstrate knowledge of MHMR Policies and Procedures, multi-task,

C) Organize work efficiently by working in a self-directed and productive manner.

IV) Internal & External Customer Service

A) This position requires contact with internal and external contacts and is expected to always provide courteous and professional customer service to all.

V) Travel

A) Adhere to MHMR Mileage and Travel reimbursement policy and any other aspect regarding travel.

VI) Equipment Used

A) Utilized as required for position.

VIII) Agency Requirements

A) All staff are required to participate in agency Emergency Preparedness and Environmental Safety programs and may be assigned by their department as a key/essential staff level function during critical events or for the purpose of sustaining business continuity.

B) This position may require temporary or permanent re-assignment to any MHMR Tarrant facility as determined by program needs and/or the Division/Director.

C) Assigned work hours may change as the needs of the agency change.

D) The Functional Title of this position may change as the needs of the agency change.

E) All work will be completed within the scheduled work hours. All non-exempt (hourly) employees are expected to clock in and clock out for each work shift, no work should be done off the clock.

F) MHMR reserves the right to change, add to or eliminate positions as it deems appropriate. 

G) Employment is at will, as well as agency needs may change.

H) Agency dress code is to be followed at all times.

I) Physical on-site presence, including regular attendance and punctuality, is an essential function of this position. Any changes or adjustments to your assigned work schedule or shift hours must be approved by your supervisor in advance.
